Services to Local Authorities

Our Housing Association Leasing Scheme (HALS) helps our Local Authority (LA) partners to provide temporary accommodation to those in housing need.

This is settled accommodation with leases of between one and five years.

Benefits of the HALS scheme:

  • There's no cost involved - the scheme is fully subsidised by central government
  • We provide full management services – we regularly carry out property inspections to ensure the property is in a good condition. 
  • We have a direct tenancy with the tenant - we deal with all tenancy matters.
  • Tenants don't need a deposit – a month in advance and a deposit from the tenant is not required on our guaranteed leasing scheme. 
  • The lease is directly between us and the landlord - we liaise with the landlord on all matters
  • Exclusive nomination rights for the relevant LA.

We also provide:

  • Monthly meetings to discuss future housing needs.
  • A dedicated Acquisitions team available to take on new properties and manage existing ones.
  • Flexible property procurement arrangements to adapt to local housing need
  • A specialist Income Management team who collect the rent directly from the tenant.  They can also give tenants benefit and debt advice.   They also deal directly with LA housing benefit departments.
